Cantonal differences

A building permit application is not the same as a building permit application.

Zurich requires different documents than Bern, and Basel different ones again. Without experience, the building permit application takes 3–6 months — with experience, 4–8 weeks.

Check zoning compliance

Is your plot in a building zone? Where are the boundaries with neighbors? Pergolas can be problematic in W2/W3 zones — we clarify this in advance.

Distance to the neighbor

Minimum 50 cm–3 m depending on the canton. Too close to the neighbour? Then you need a consent declaration. We’ll obtain it for you.

Building Commission vs. Standard Procedure

For visible structures, a committee meeting may be required (waiting time up to 4 weeks). We know when this is relevant.

Rare, but possible: small dimensions (often under 6 m²), on an existing substructure, with sufficient distance from the neighbour. We’ll clarify this in the quiz.

From submission: 4–8 weeks in normal cases. If the commission is involved: 8–12 weeks. We expedite where possible (pre-coordination, complete documentation).

Municipal fees CHF 200–1,500 depending on the canton. Our building permit work (plans, structural calculations, communication) is included in the pergola price.

Rare — we usually obtain a preliminary assessment from the building committee. If it does happen: we revise the application or adjust the plan. No additional risk for you.
